Bookings and confirmations

A booking is confirmed when we have replied to you in writing — by email, WhatsApp, or SMS — with your dates, room or event details, and the agreed rate. Verbal confirmations are not binding until a written confirmation has been issued.

For events of any size, a deposit is required at the time of confirmation. The deposit amount and schedule will be stated on your written quote.

Service charge and taxes

A ten percent service charge applies on all final bills. VAT and any other statutory taxes are charged in addition, in accordance with current Bangladeshi law. Invoices are VAT-compliant and include BIN and TIN references for corporate clients on request.

Cancellation — rooms

All room bookings are final and non-refundable. Date changes may be accommodated subject to availability, provided the request is received at least forty-eight hours before check-in. No date change can be made after the confirmed check-in time has passed.

Cancellation — events

Event deposits are refundable up to thirty days before the event date. Cancellations between thirty and seven days result in forfeiture of the deposit. Cancellations within seven days are charged in full per the agreed quote. Date changes are accommodated at no charge subject to availability.

Check-in and check-out

Standard check-in is at 2:00 PM and check-out at 11:00 AM. Early check-in and late check-out are subject to availability and may incur a fee. Late check-out beyond 2:00 PM without prior arrangement is charged as an additional night.

Occupancy and extra guests

Each room has a maximum occupancy stated on its detail page. Children under ten stay free with existing bedding. From the third paying guest in any room, an additional Full Board bed is available at the published per-night rate (currently BDT 3,500 per person per night). Unregistered guests are not permitted to stay overnight.

House rules

We are a family-friendly resort with a halal-certified kitchen. Alcohol is not served on the premises. Smoking is permitted only in marked outdoor areas. Pool, lake, and play-zone use is at your own risk and subject to posted hours; children must be supervised by an accompanying adult at all times.

The resort is not responsible for personal valuables left unattended. Safes are available on request at the front desk.

Catering

For events, we strongly recommend catering through our kitchen for food safety and quality reasons. External catering is permitted only with prior written agreement and is subject to a corkage and supervision charge.

Force majeure

Neither party is liable for failure to perform any obligation under these terms where the failure is caused by circumstances reasonably beyond its control — including but not limited to acts of God, natural disasters, government orders, pandemic, or civil unrest. We will work in good faith to reschedule affected bookings.

Governing law

These terms are governed by the laws of the People's Republic of Bangladesh. Any disputes will be subject to the exclusive jurisdiction of the courts at Dhaka.
